About the Project
500 Park Avenue Apartments located in Baltimore, MD consisted of a newly constructed, six story residential complex. Construction included 153 apartment units, with a mix of studios, one-bedroom and two bedroom units. Additionally, a lower level parking garage and 1st floor retail space was included.
HBS Solutions provided Building Commissioning Services in accordance with the Baltimore City adopted IGCC construction code & requirements. Systems commissioned included all HVAC Systems, Controls, Normal & Emergency Power Distribution, Lighting and Lighting Controls.
The Results
As a result of the building commissioning process, we were able to meet the following goals and objectives:
- Foster teamwork and collaboration among all members of the project team.
- Ensure 500 Park Apartments inherits building systems that function as consistently as possible with the contract documents and design intent.
- Systems’ performance expectations and design intent will be clearly established prior to final verification.
- Corrective actions, if necessary, will be made in a manner that will not compromise long-term utilization or operating expense.
Through the commissioning process, HBS Solutions identified 33 issues through Construction Static Inspections and Functional Performance Testing. Acceptable resolution was verified on all deficiencies discovered.
